Home mortgage rates are up half a percent from one year ago, but down half a percent from March — and while this latest rate decrease has led to a surge of mortgage refinancing (refi) activity, homeowners should consider the pros and cons of refinancing in their situation before they sign up for a new deal on their home loan.

Some homeowners are sitting on adjustable rate mortgages (ARMs) wondering if now is the time for a mortgage refinance into a fixed-rate loan. They may worry — and rightly so — about payments increasing, especially in an atmosphere where home values might decline. Other homeowners may want to use cash from their equity to pay for kids’ college tuition, take advantage of lower prices to put a down payment on a second home, or remodel existing homes.

Predicting mortgage rates involves researching a complex set of variables, including market liquidity, the status of inflation, financial markets, and the state of U.S. currency.

In light of the confusing market, homeowners should consider the following tips to help in deciding if they would be wiser to get a mortgage refinance now or keep their current mortgage.

Pros: Consider a mortgage refinance now if …

* ARM rates are rising above market rates. As interest rates increase, ARM loan payments do too. Homeowners concerned about payments, and whose rate is higher than current fixed mortgage interest rates, might consider a mortgage refinance. In this case, waiting a few months to refinance could mean significant savings by eliminating your monthly PMI payments.

A mortgage refinance can be a good way to get a better mortgage, but it isn’t the be-all and end-all for every borrower. Should I refinance a mortgage that I have been pre-paying?

I am trying to find out if refinancing a mortgage that I have been prepaying would make sense. The orginal mortage balance was 220,000 with 6% interest at 30 year amt. start date of 11/05. I have been making an additional principal payment since the beginning of the loan and currently have a balance of 206000. I am trying to find out if refinanceing at a lower rate and continuing to make my additional principal payment would make sense and at what interest rate should I refinance at? I have searched for calculator online but cant find one that fits my critera

No matter what you do, there will always be time when you wish you can have more funds to pay your mortgage that is almost going on default or lower down your interest rates. Fortunately, you have the answer for that. The most effective solution is to settle for a home loan refinance.

However, it is not going to be easy as you probably think. There are several things that you need to keep in mind, such as closing costs, your new interest rates, and the length of the refinance loan, to name a few. To ensure that you do not go wrong with your home refinancing, consider the following tips:

1. Know if you need the home loan refinance. It is important that you know the importance of home refinancing to your personal finances. Hence, before you even consider applying for a home loan refinance, know first if it is really what you need. You have to assess if you have plans of staying at your home for a certain period of time. To help you out, you can do this basic calculation. You divide the refinancing cost by 12. This way, you will know how many more years you need to live at your home before you can say that you have made a wise investment. If the result does not appeal to you, as you may be moving to another location by then, then a home refinancing is not something for you.

2. Talk to your present lender first before looking for another provider. If you are thinking of refinancing your home loan, you need to talk to your present mortgage lender first. This will definitely cut the time of processing your application, as you already have your records, and you can even save something from your closing costs. Nevertheless, do not be afraid to ask your provider to lay everything on the table. If after calculations you realize that the new loan appears to be almost as high as your previous one, you may have to look for another lending company for your mortgage refinance.

3. Determine the total costs of your refinance. It is not enough that you know how much you are going to pay monthly. You also have to take into consideration the costs associated with your new loan, such as the closing, transaction, and appraisal costs. This is to help you evaluate if you are getting the best deal when it comes to interest rate and monthly payment for your new loan.

4. Try to shorten the payment term of your new mortgage. If you are going for home loan refinance, ensure that you can at least limit the new term to what is left of your old mortgage. This way, you will not have to actually extend the number of months that you will be paying for your loan.

In the end, it is always good if you can learn to shop around. It is only when you do some research in the market that you will understand your different options.

refinance mortgage offers, “no costs to you” are these legit?

I need to refinance my mortgage very soon. For the past 6 or so plus months my mail has been flooded daily with offers from various mortgage brokers or lenders offering me a deal of a lifetime. Many say they are offering me refinancing at no cost to me. This sounds a bit fishy, I doubt anyone is willing to help me at no costs. Is there any truths to these offers? I don’t want to waste time contacting these companies and filling out applications if they are not true. Any thoughts? Thanks !

Can I refinance my house even if I have a bad credit?

Here’s the case: I’ve lived in this house for quite a long time now, and already built at least $400K equity. I still owe around $150K. Here’s my concern: I refi my house last year and cash out $20K. My lender told me I need a co-signer in order to approved the loan.
I let my brother and his wife to co-sign, so they checked their credit and the loan approved. My biggest concerned was I only became a co-owner of my own house and they were became the primary borrower. Legally, they can do whatever in this house and it’s not I don’t trust them but let say something bad happened, like if my brother died or they filed divorce. Legally, my sister-in-law can get something out of this house, if I’m not mistaken. My only hope to get rid of their names is to refinance my house to my own name, but since I have a bad credit, can some lender approve it?
Please I need a good advice on how to refinance my house and by transferring the title in my own name.

I am not having trouble but if the value of my home has lowered can I lower the original amount since my house isn’t worth as much now as when I purchased it?
